Our April Housing Market is Strong and Steady!!
As expected, property sales continued to outpace last year with an 8.14% increase compared to April of 2014. Year to date, market activity is up 17.75% over this time last year. With fewer listings being taken in April this year, they were marginally down 1.18%. But, being of particular interest, are days on market which have dropped substantially averaging 85 days compared to 103 last year.
Single family homes year to date are averaging only 71 days on the market before they sell. Given the ongoing demand for housing in our Kelowna market with fewer listings coming on stream and taking less time to sell, the inevitable is starting to happen: prices are moving up. In the month of April, the average single family home sold for just over the half a million dollar mark at $501,288, up 7.05% over last year. The median increase was even higher at 8.08%. Condos so far this year also reflect a similar situation with the average price of $253,545 and only 91 days to sell. Some segments of our market, notably the entry level single family homes, are firmly in seller’s market conditions.
So far, the lower price of Alberta oil has not had an effect on our market activity. Albertans are back to making up 17% of our buyers but it is the local buyers that are driving our market at this time with the continued low interest rates and the positive consumer economic outlook. The recent historic election of an NDP government in blue Alberta will be interesting to watch and to see how the business community reacts.Within minutes of the NDP being declared winners of a majority government, I got a text from a friend of mine who said the time had now come to move to the Okanagan. I’m sure that was an overreaction but the baby boomers just keep retiring and keep looking for a reason to come to the beautiful Okanagan… Just like so many of us have already done.

What does 2015 indicate with lower oil prices?
There is no doubt in my mind that the price of oil will
come into play and it will affect our buyers from Alberta, who make up close to
20% of our transactions. Realistically, if we maintain the same activity as 2014, then we are in for a strong year.
Prior to the drop in oil prices, 2015 looked like it was just going to continue
to move right on as it did in 2014. But even with a significantly lower oil price, December was one of our strongest
months for increased activity and January has started off strong too.
Should the oil prices remain low for a relatively short
time, which we all think they will, then we may not see much affect at all. If
2015 sees a full year of low oil prices, it may start eroding consumer
confidence which has been the main driving force for a
strong 2014. The next few months will be interesting.
2014 FINISHES STRONG!
12.8%
The month of December showed a strong finish to the year
with sales up almost 24% over the same time last year with 312
properties changing hands. With only 346 new listings that were added to the
inventory, pretty much the same as last December, resulting in 2,657 listings to start the
new year off with, down considerably from 3,210 at the end of 2013.
Overall, 2014 saw an increase of 21.31% of units sold,
volume was up a staggering 31.59% yet listing inventory is down over 17%. What that
translates to is an increased price for residential properties on average of 7%, and the median
increase of 6%; both pretty similar.
The average sales price of a single family home for 2014
is $498,563, a townhouse is $361,453 and condos $243,443.

Home Prices on the Rise!
November continued to follow the lead from previous months showing a
more active period than last year with unit sales up by 3.1% and volume
ahead by almost 12%. Listings are up slightly over November of 2013
by 2.6%, but year to date continues to be down quite significantly by
16%, resulting in higher prices and a seller’s market below the $500,000
price range producing quick sales and multi-offer situations.
The average sales price of a single family home in November was up a startling 17.5% over November last
year at $540,000 compared to $459,000. Even the median price was up over 12% at $459,500. Year to date, the single family home category is now up by 8% at $500,000, while the median price is $452,500. Condos and townhouse also showed an increase in the median price but more modest at 5.25% and 4.75% respectively. Year to date, the average price of a condo is $243,000 while a townhouse is $362,000.
The next few months may prove very interesting as the price of oil continues to decline. The resource rich sector from Alberta and Saskatchewan has had a positive impact on the activity we have experienced in the valley and should the price of oil stay lower than was expected, it may impact sales in our market.

The Fall Market
Real estate sales decided not to take a breather this fall. September saw more units sold than August and was up a whopping 36% over last year at this time. Fewer listings also came on stream comparing to
August and now the active inventory is only 3,537 compared to 4,232 in September last year. Granted, over 3,500 listings is still quite a number! Offering a good selection in most locations and buyer price ranges, but we are seeing prices moving upwards at a rate of about 8% so far this year on
average for a single family home in the greater Kelowna area. Condos are not quite as strong as they are up only about 4% in price, but they do lead the way with the most activity in residential sales by quite a bit. thereby reducing the one time glut of overbuilt condos for sale.
The way October has started off, it appears this active fall market will continue yet for a while, but how long? Only time will tell. Resource rich Alberta shows no signs of slowing down and that is always a good indicator as to how the Okanagan market will go. Combine the ongoing low interest rates with the buyer demand, from both local and out of province buyers, and a very good selection of product, we will likely see the strongest fall market we have seen since 2007 but without the same high prices. This coming winter will be very interesting to watch and predict.

Kelowna's Market Remain Strong!
Traditionally, July tends to be somewhat of a quieter month than May
or June but this year was certainly not the case. July continued the
strong activity we saw in June with 472 properties sold, an increase of
13% over July, 2012 according to the Okanagan Mainline Real Estate Board
statistics. Our RE/MAX Kelowna office saw an outstanding increase of
46% over the same month last year giving us close to a 35% market share
in July.
The board stats also show an increase again this month for average sales price at 3.45%. Single family homes were up 2.72% and condos up 14.43% indicating that if buyers are still sitting on the fence waiting for prices to drop likely have missed their window of opportunity. This does not mean we are now going to start seeing significant price increases but it does indicate we are in a solid balanced market. Meaning sellers are still going to have to list their properties competitively but buyer’s can no longer think they can pick up a steal of a deal with a low ball offer.
It will be interesting to see if this momentum continues into August and September before we see the seasonal market slow down.
